Tilderu Street 2C in Salaspils – The First Step in Apartment Building Development

Tilderu Street 2C was the project through which MM Properties entered the apartment building segment. Until then, our practical experience had mainly been related to private houses and detached residential projects, including buildings with higher requirements for architecture, material selection, and execution quality. For that reason, this four-apartment building was an important stage not only in terms of development, but also professionally, because it allowed us to test how our approach works at a different scale and in a different residential format.


The main objective of this project was to create a small-scale apartment building that would not look like a compromise in terms of quality, technical approach, or everyday functionality. In many cases, small apartment buildings on the market are developed with the goal of maximising floor area and minimising costs, while paying less attention to how such a project performs in long-term daily use. Our approach was different. We wanted to show that even a four-apartment building can be well planned, technically organised, and comfortable for real everyday living.


The building contains four apartments — two three-room and two four-room units. They are arranged in a compact building with a single staircase, but the layout itself was not developed in a formal or purely theoretical way. In each apartment, attention was given to how the space would be used in everyday life, how many technical solutions would be necessary, how to ensure independence, and how to avoid unnecessary compromises. The four-room apartments include two sanitary rooms, while the three-room apartments include one. This is not only a layout detail — it reflects an understanding of how a family uses a home in the long term.


A very important part of the project was technical independence. Each apartment was equipped with an individual heat pump, its own heat recovery ventilation system, and underfloor heating. This means that each resident can manage their own indoor climate, energy use, and everyday comfort independently. This approach allows a greater level of individuality within an apartment project and avoids the typical situation where all residents depend on one shared system with identical conditions for everyone.


From the structural point of view, this project was also important as a basis for further thinking about timber construction in the apartment building segment. The building was developed using a timber construction approach, while the exposed CLT staircase became one of the elements that gave the building not only function, but also a distinct character. It showed that technical solutions do not always need to be hidden — they can also become part of the overall spatial quality if they are selected and executed correctly.


On the exterior, the building was finished with light-toned fibre cement panels, maintaining a modern and restrained architectural language. This approach made it possible to achieve a clean overall appearance without unnecessary details, while preserving the project’s visual quality and a clear connection to the overall direction of the quarter’s development. Here as well, the visual impression was not the only concern — it was equally important that the chosen materials would make sense in long-term use.


Tilderu Street 2C also provided highly practical experience. Projects like this show very clearly what works well and what can be improved in future developments. Not in theory, but in real use. From layout details to façade materials, from the staircase solution to territory organisation, this project became a real basis for further development.


Today, Tilderu Street 2C remains an important reference point for us. It was the first apartment building that gave us not only a result, but also confidence. It showed that this development direction can be continued, strengthened technically, and developed further. That is why this building in Tilderu kvartāls is much more than just the first completed block — it is the foundation for everything that followed.
