At Alūksnes Street 2, the largest MM Properties apartment building in Tilderu kvartāls is currently under construction. This project includes eight apartments and represents the next development stage after the experience gained from the first four-apartment building. That means this is not a project started from scratch. On the contrary, it has been developed on the basis of conclusions drawn from previous projects, with a clear goal of improving both the quality of living and the technical execution.
One of the most important issues in a project of this kind is the quality of the layout. The building includes four three-room and four four-room apartments. The aim is not simply to fit as much floor area as possible into a defined building volume, but to create apartments in which the layout genuinely works. That is why significant attention has been given to natural daylight, the placement of glazing, access to outdoor space, and making sure that each apartment has a clear and usable internal logic.
Special attention in this project has been given to terraces and the connection with outdoor space. The second-floor apartments are designed with substantially larger terraces than those in the previous building, while each ground-floor apartment has direct access to its own plot area. This is not just a visual addition. It is a deliberate approach to quality of living, because even in an apartment project, people value having a private outdoor area instead of being limited only to indoor space.
From a technological point of view, this project is particularly important because it uses a hybrid solution. The external walls are built from SIP panels, while glued laminated timber is integrated into the building corners and façade areas with large glazed openings. This approach makes it possible to combine several advantages at the same time — high precision, good thermal performance, a logical assembly process, and a more expressive architectural result where the structure becomes part of the visual quality.
The logic of the technical systems at the level of each apartment is equally important. In this project, every apartment is equipped with an individual heat pump, water-based underfloor heating, and a heat recovery ventilation system. This means that there is no single central comfort system for the entire building where everyone depends on the same settings. Each apartment is equipped in a way that allows the resident to control their own resource use and indoor climate. In our view, this is an essential part of a modern apartment project.
On the exterior, the building maintains a connection with the previous stage of the project, but it is not simply repeated. The logic of the finishing materials remains familiar, yet this time a deeper grey tone has been chosen, giving the overall image a firmer and more mature character. This shows that development is progressing consistently — maintaining a common language while still moving forward.
During construction, this project is also important to us as a test of the next level. A larger volume requires not only more resources, but also more precise organisation, a clearer construction sequence, and higher discipline at every stage. This is where the difference appears between a simple idea and a developer’s ability to realise the next phase systematically and with quality.
Alūksnes Street 2 is not just another building in Tilderu kvartāls. It is a continuation of experience and at the same time the next stage of development. This project shows that previous conclusions have been turned into practical improvements — in layout, structures, technologies, and understanding of quality of living. That is what logical development looks like, rather than simply increasing scale.
