80 m² Family House with 60 m² Sauna Building, Zirņu sala



The family house was developed as an 80 m² retreat home for the owners’ private use — compact, well planned, and designed for weekend living close to nature. It is built using timber construction, with a ventilated façade and profiled timber cladding on the exterior. The roof is finished with a PVC membrane, providing durability and long-term performance. Around the house, the site is paved and includes a covered parking area as well as a timber terrace on the yard side.


The internal layout of the house is designed for comfortable everyday use. The main area combines the kitchen, dining space, and lounge zone, creating an open and functional interior with a strong sense of space. The bedroom is positioned toward the river side, while two separate bathrooms and toilets provide everyday convenience. A technical room accommodates the heating and engineering systems. Light plasterboard walls and water-based underfloor heating create a clean and refined interior atmosphere.

Next to the family house is a 60 m² sauna building, developed as a separate structure intended for short-term rental. Like the main house, it is built using timber construction, with profiled timber cladding and a PVC membrane roof. The area around the building is paved, including a parking area, while the yard side features a spacious terrace with views toward the Daugava. An outdoor hot tub is also integrated into the terrace area, adding further value to the guest experience. The main interior zone includes a spacious living area with an open-plan kitchen, allowing guests to stay in one comfortable and functional space. The glazed façade faces the river, bringing in natural light and maintaining a strong connection to the surrounding landscape throughout the year.


The building also includes a fully equipped sauna with an electric heater, black alder cladding boards, and sauna benches designed for a complete sauna experience. A separate shower room and toilet make the building suitable for longer stays as well. On the upper level, arranged as a loft space, there is a sleeping area with views toward the Daugava — a detail that improves both comfort and the sense of openness. Light plasterboard walls and water-based underfloor heating are used throughout the building, maintaining the same level of comfort in every season. This project shows how a compact building can become a well-planned, modern, and attractive solution for hosting guests in a strong natural setting.

The Zirņu sala project is a strong example of how we can deliver non-standard and functionally diverse solutions at a high level of quality — from design and site preparation to fully completed buildings with landscaped surroundings. It combines a private retreat function with a clear investment purpose. One building is intended for the owners’ use, while the second was created to provide a stable and high-quality short-term rental opportunity.
