195 m² Semi-Detached House, Saulkalne

This is our first semi-detached house project, built using the same structural technologies and quality standards that have already proven themselves in our higher-end private house projects. The building consists of two separate residential units, each with 97 m² of interior space and a 650 m² plot area. With confidence in the durability of timber-based construction and the efficiency of the building process, this project combines a practical living solution with a modern architectural form and an appropriate level of privacy for each side of the house.


The layout of each unit is simple and well-structured. A spacious open-plan living area combines the kitchen, dining zone, and lounge space in one room. The living room is almost 34 m² in size, and the corner glazing brings in abundant daylight, making it a particularly bright and comfortable part of the home. Each side includes three bedrooms — one main bedroom with its own bathroom and wardrobe, as well as two additional rooms that can be adapted for children, work, or guests. In addition, there is a separate bathroom and a technical room where all engineering systems are located.

The house is being built using a hybrid solution that combines the advantages of SIP panels with the strength and architectural quality of glued laminated timber. This model was developed together with our partners and tested specifically in this project, with the intention of offering it as a standard solution in the future. The external walls were manufactured in the factory and delivered to the site in a prepared state, significantly accelerating the construction process. Internal partitions are made using timber construction, the façade uses profiled cladding boards, and the roof is finished with a PVC membrane. The surrounding territory is also being fully landscaped, including paved parking areas, lawn, thuja hedges, and other planting solutions.


This project is also a valuable experience for us as builders — an opportunity to test new ideas, refine efficient production and installation solutions, and create a home in which we see real long-term value. Every stage, from design to handover, is being carried out by our own team. With this project, we demonstrate how a relatively simple building volume can become a highly functional, sustainable, and visually appealing solution for modern living.


Although the house is still under construction, it already clearly shows the strength of this concept. It is a well-considered project that reflects our ability to create homes that are functional, visually coherent, and technically forward-looking. The hybrid construction solution used here for the first time in practice has already proven its value and will serve as a strong foundation for future projects of a similar scale.


We see strong potential in this type of housing, and this project is a clear example of that direction.
