Four-Apartment Building, Tilderu kvartāls



At Tilderu Street 2C stands the building with which MM Properties entered the apartment building segment. Until then, our experience had been closely connected to private houses, including higher-end residential projects, but this development marked an important turning point in the company’s growth. With this project, we set out to prove that smaller apartment buildings can be developed with the same level of responsibility, precision, and quality as exclusive private homes.


The building consists of four apartments — two three-room and two four-room units — arranged in a compact and functionally planned volume with a single staircase. Each apartment has a carefully considered layout: the four-room apartments include two sanitary rooms, while the three-room apartments include one. All apartments are equipped with water-based underfloor heating, heat recovery ventilation, and individual heat pumps, giving each resident independent and efficient climate control.



The building uses timber construction technology as an efficient and proven solution that provides good energy performance and creates a warm overall character. The exterior is finished with light-toned fibre cement panels, giving the building a minimalist and contemporary appearance. Inside, the spaces are bright and welcoming, while the staircase features exposed cross-laminated timber stairs — one of the elements we later adopted in other projects as well.


This house gave us valuable practical experience. It was an opportunity to test assumptions in real conditions, evaluate details, and identify what could be improved in future phases. We tried solutions, selected materials, and observed how everyday life began to take shape in the building. It was this project that helped crystallise the wider idea of developing the quarter step by step as a place where people feel comfortable and genuinely want to live.


Today, four families already live in the building. They wake up to views of a green courtyard, return home through a staircase with natural timber texture, park in their own designated spaces, and enjoy a calm and comfortable living environment. For us, that means one thing — this work continues. The next phase, at Alūksnes Street 2, was started with the confidence that came from this first experience.
